1. SMOKING

Smoking (including e-cigarettes) is strictly prohibited throughout the entire holiday home. Smoking is permitted on the covered terrace – please ensure that cigarette smoke does not enter the house.


2. PETS

Pets are not allowed in the house. Any damage caused by unauthorized animals will be charged accordingly.


3. GUEST REGISTRATION FORM

In accordance with § 10 of the Registration Act (MeldeG) and subsequent amendments, guests must provide the following information: full name, nationality, date of birth, passport or ID number, official address, and gender.
Access codes will be sent after the form has been completed and 24 hours prior to check-in. We do not offer a personal reception service; therefore, your access codes are extremely important.


4. CHECK-IN / CHECK-OUT

Check-in time: from 3:00 PM
Check-out time: until 11:00 AM


5. EARLY CHECK-IN / LATE CHECK-OUT

May be granted depending on availability. Please contact us and we will respond as soon as possible.


6. QUIET HOURS

Out of consideration for our neighbors, we kindly ask you to observe quiet hours from 10:00 PM to 7:00 AM.


7. RIGHT TO REFUSE SERVICE

Ferienhaus an der Drau reserves the right to refuse entry or accommodation or to remove guests from the property without refund:
• for refusal or non-payment of accommodation
• if you are under the influence of alcohol, drugs, or other intoxicating substances and behave in a manner that disturbs the neighborhood or violates applicable laws
• if you are unable to properly supervise your children at all times
• if you attempt to use the holiday home for unlawful purposes
• if you attempt to bring illegally possessed firearms onto the property
• if you attempt to bring explosive, hazardous, or toxic substances into the holiday home
• if you exceed the maximum occupancy of the property


8. VISITORS

No visitors after 10:00 PM. Guests must inform the host about their visitors. Visitors must always be accompanied by the registered guest. As the registered guest, you are responsible for your visitors at all times.


9. CANCELLATION

Ferienhaus an der Drau is not responsible for weather conditions, personal emergencies or schedule changes.

For direct bookings: Free cancellation up to 7 days before check-in. If you cancel less than 7 days before arrival or depart early after arrival, no refund will be given for unused nights.

Bookings via a platform: Please review your cancellation policy on the respective platform (e.g., Airbnb, Booking.com) or contact us.


10. CHILDREN

Children of all ages are welcome. As parents, guardians, or accompanying adults, you are personally and legally responsible for children and must supervise them at all times. For safety reasons, please do not leave children unattended in the holiday home or allow them to roam the property unsupervised. A high chair can be provided free of charge upon request.


11. MAXIMUM OCCUPANCY

The maximum occupancy of Ferienhaus an der Drau is 7 persons. If you exceed the permitted number of guests, you may be asked to rent alternative accommodation or leave the property.


12. LOST AND FOUND

Ferienhaus an der Drau accepts no liability for lost, misplaced, stolen, or damaged valuables or belongings. If you discover that you have left something valuable behind, please contact us immediately and we will try to assist you in locating your lost item.

The property is not responsible for items left behind by guests. All non-perishable items found by housekeeping after departure will be collected and stored in a secure location for up to fourteen (14) days for retrieval by the owner. Reasonable efforts will be made to inform the guest of found items. Perishable goods, underwear, and personal toiletries will be discarded. The return of lost items is subject to additional costs depending on postal service fees.

If the guest’s contact details are incorrect or the mailbox is full and we cannot reach the guest within the fourteen (14) day storage period, unclaimed items will be discarded, donated to local organizations, or otherwise disposed of appropriately.


13. TERMS AND CONDITIONS

Ferienhaus an der Drau makes every effort to ensure that all information displayed on its website is accurate. However, no express or implied warranty is given that the information provided is free of errors. The property accepts no liability for errors and/or omissions and reserves the right to amend published information at any time without prior notice.


14. ILLNESS AND EPIDEMIC

Ferienhaus an der Drau reserves the right to refuse accommodation to a guest arriving with a contagious illness. If illness occurs during your stay, please notify your host. In the case of serious illness, you may be required to seek appropriate medical treatment at a nearby healthcare facility. During epidemics, we reserve the right to take precautionary measures at our discretion or as required by local authorities.

Cleanliness is extremely important to us. If you cause an infestation in the holiday home or on the property, we may charge you for all related costs and expenses. This includes immediate or urgent measures necessary for re-letting the property. If future bookings are affected, we reserve the right to charge for loss of rental income or cancellation fees.


15. DAMAGE AND/OR THEFT OF PROPERTY

You are liable for all damage (whether intentional, negligent, or reckless) to rooms, the house, or other property caused by you or any person in your group, regardless of whether you stayed overnight at Ferienhaus an der Drau.

Rooms left excessively dirty, disordered, or “trashed” will incur deep cleaning fees, administrative fees, and/or third-party charges. We will attempt to repair any damage internally before hiring a specialist and will make every effort to minimize repair and cleaning costs charged to the guest.

Damage to the property, furnishings, furniture, and equipment – including removal of electronic devices, towels, artwork, kitchen appliances, etc. – will be charged at 100% of the full replacement value plus shipping and handling fees. The registered guest is responsible for any damage to the accommodation, whether accidental or intentional. In extreme cases, criminal charges may be pursued.

Damage to mattresses and bedding, including towels, mattress protectors, sheets, bedspreads, and blankets resulting from body oils, makeup, shoe polish, etc., will result in charges for specialized cleaning, repair, or replacement.


16. TAMPERING WITH FIRE ALARM SYSTEMS / FIRE EXTINGUISHERS

Ferienhaus an der Drau reserves the right to take action against any guest or visitor who tampers with or interferes with fire alarm systems throughout the property. Guests or visitors who tamper with fire safety equipment will be charged for all resulting costs and will be removed from the premises. Depending on the severity of the misconduct, law enforcement may be notified.


17. CHANGES OR MODIFICATIONS TO HOUSE RULES

Ferienhaus an der Drau reserves the right to add to, modify, change, cancel, or vary these house rules or any policies presented on our website at any time without prior notice. Please visit our website regularly to stay informed of updates. Any changes made prior to your arrival will form part of your reservation agreement.


18. INTERNET USE

Ferienhaus an der Drau provides free Wi-Fi. Guests are prohibited from using the internet for illegal activities or installing private networks or routers. Any misuse of the Wi-Fi network may result in fines and removal from the property without refund.
